Extending Affordability for LIHTC Projects
Atlanta Neighborhood Development Partnership, Inc. (ANDP) is committed to providing extended affordability for Low-Income Housing Tax Credit (LIHTC) properties beyond minimum compliance periods, ensuring ongoing use of the underlying land to support affordable and mixed-income housing. ANDP is seeking partnership opportunities to assist currently stalled LIHTC projects (e.g., those awarded LIHTC allocations in 2020 and 2021) and other affordable multifamily projects in Metro Atlanta.
While every partnership and deal structure is unique, a typical model would entail ANDP purchasing the land and offering a 65-year ground lease in order to help offset land costs to the project in a time of rising and inflated development costs, interest rates, and other economic challenges.
